While Alaska's indigenous Dena'ina have called the region along Knik Arm home for thousands of years, settlers first populated the city in the early 20th century with the construction of the Alaska Railroad. After Anchorage was incorporated in 1920, military bases, the aviation industry and the oil boom of the 1960s drew adventure-seeking people. Anchorage continues to grow today, with a healthy economy based on petroleum extraction, transportation, military and tourism, and an almost 15 percent gain in population since 2000.
More than 40 percent of those who make their homes in Alaska live in Anchorage. The Anchorage MLS and Alaska real estate market reflects these upward trends. Home values in the Anchorage metropolitan area have increased by 7.1 percent over the past year, with an average value of $354,871. Though the average sales price of homes in the Anchorage Alaska real estate market has declined by 4.84 percent to $344,273 over the past year, unemployment numbers in Anchorage remain lower than the state and the nation as a whole, and the Municipality of Anchorage forecasts steady housing market growth – along with an increasing population -- over the next few decades.
It's no surprise that Anchorage continues to draw those seeking homes in Alaska. Nested between the rugged Chugach Mountains and the scenic shores of Cook Inlet, Turnagain Arm and Knik Arm, Anchorage residents enjoy convenient access to the Chugach State Park, which offers almost half a million acres of wilderness crisscrossed by hiking trails, salmon-filled rivers, 155 mountain peaks to climb, camping sites and -- of course -- that famous Alaskan wildlife habitat. And speaking of wildlife, those with homes in Alaska expect to catch frequent glimpses of the other local residents such as moose, fox, mountain goats, Dall sheep, bald eagles, whales and even the occasional bear or lynx.
